Week of 2/11/17:
Buyer had a chapter seven bankruptcy many years ago.
The second trust deed lender put its loan into collection with no more borrower billing. Borrower thought lender forgot about it and did not bother to make payments.
Borrower sells his home and uses proceeds to purchase another home.
Underwriter sees from the closing statement that a second lien with accrued interest was being paid off with no mortgage rating to prove on-time payment.
Buyer gets funded on a non-qualified mortgage loan (higher rate than typical conventional financing) because he never made that second TD payment.
